Understanding Taxes, Fees and Charges When Renting a Timeshare Stay

Renting a timeshare villa for your next vacation offers a unique blend of the comfort of home with the luxury and services of a hotel experience. While these condos can offer an amazing vacation experience for families, it’s essential to be aware of additional taxes and fees that may not be included in the upfront booking price.

This article aims to demystify these additional costs, providing you with a clear understanding of each charge you might encounter. Our goal is to educate travelers about these fees so they can make informed decisions and ensure their vacation budget is spent wisely.

Additional Taxes, Fees, and Charges for Timeshare Rental Stays

The most common taxes and fees that resorts charge, which are payable at the resort upon checkout, should be disclosed to you when booking. It is essential to ensure that the rental agreement with the owner or broker you sign discloses these charges to avoid any surprises at the end of your stay.

If you’d like more information regarding essential tips for a secure timeshare rental experience, from verifying sources to understanding agreements to protecting your funds, check out our guide here: How to Protect Yourself When Renting a Timeshare Stay.

Let’s explore more about the taxes and fees you may encounter during a timeshare stay in following sections below.

Daily Resort Fees

Some timeshare resorts charge a daily resort fee, which includes a bundled charge for specific amenities such as parking, internet/wi-fi, a daily newspaper, gym access, and other perks offered by the resort.

Lodging Tax

One of the most common taxes you may encounter during your stay is the lodging tax. It may also be known under various other names, including but not limited to hotel/motel tax, occupancy tax, accommodation tax, government tax, local tax, stay tax, space tax, property tax, visitor tax, tourism tax, usage tax, sales tax, and room tax.

Sometimes, the timeshare owner can collect this tax and remit it to the state, county, or city where it is due. However, in some situations, the renter may owe this tax at checkout. For example, Hawaii assesses a State of Hawaii Transient Occupancy Tax per night, which varies by unit size.  This tax is payable by the guest at check out. Make sure to clarify with the owner when such taxes are due at check-out time by the guest/renter.

Parking Fees

Whereas many timeshare stays come with free parking, in some instances, parking is an additional optional charge.

Self-parking and valet parking may be available for a fee in locations such as city centers or resorts and other prime locations, such as ski areas.

Housekeeping Fees

Housekeeping fees are generally cleaning fees. Many timeshare resorts offer a free midweek cleaning or tidy-up service for weekly stays. However, for stays less than seven nights or for weekly stays where the timeshare account owner has run out of housekeeping credits on their account, such a charge may be due by the renter at check-out time.

Energy Surcharges

An energy surcharge may be collected in locations with high electricity use. This is the case for Aruba rentals, for example.

Split Week Fees (Hyatt Stays)

Some developers, notably the Hyatt Vacation Club, typically charge a “split week fee” for stays less than a week. The resort collects this fee at check-out.

Optional Charges

Optional charges may be automatically added to your checkout folio bill, including charitable donations to local organizations. Make sure to review your folio before checkout.

How to Protect Yourself: Ensuring Your Bill is Correct

It is highly recommended that you stop by the front desk the evening before checking out and request to preview a copy of your bill. Ask for a printed copy rather than one emailed to you after checkout. Review the charges and ask for explanations for charges you do not recognize. Finally, follow up when your credit card charge posts and compare it to the folio amount due.  If needed, call the resort front desk to clear up any discrepancies.

Final Thoughts

While renting a timeshare can provide an exceptional vacation experience, being aware of and understanding the various taxes, fees, and charges associated with your stay is crucial.

With this knowledge, you can more accurately budget for your trip and avoid any unpleasant surprises. Remember, as a savvy traveler, it’s within your right to ask questions and understand what you’re paying for. Educating yourself on these potential costs not only helps you make better-informed decisions but also empowers you to advocate for transparency in your rental transactions.
